The housing stock decides the job

The north is really three different demolition markets wearing one name.

**Inner north** — Brunswick, Coburg, Northcote, Preston south of Bell Street — is Victorian and Edwardian terraces and workers' cottages on narrow blocks with laneway access, a great deal of heritage overlay, and neighbours close enough to shake hands through the party wall. Almost everything here is a partial demolition, a rear-extension removal or a careful full demolition behind protection work notices.

**The post-war belt** — Reservoir, Thomastown, Lalor, Glenroy, Fawkner, Bundoora — is brick veneer and weatherboard from the 1950s to the 1970s on regular blocks with real side access. This is bread-and-butter knockdown-rebuild and subdivision work: house down, garage down, block split, two townhouses up. It is also the highest-asbestos era we deal with. Eaves, garage roofing, bathroom linings and vinyl floor tiles as a matter of course.

**The growth corridor** — Epping, Mernda, Craigieburn, South Morang — is newer housing where the demolition work is mostly outbuildings, pools and the occasional older farmhouse on a subdivided parcel.

Councils in the north

Darebin, Merri-bek, Hume, Whittlesea, Banyule and Nillumbik all handle Section 29A report and consent differently in practice, even though the legislation is identical. Darebin and Merri-bek carry substantial heritage and neighbourhood character overlay across their older suburbs — if your address sits inside one, expect a planning permit on top of the demolition permit and a program measured in months.

Hume and Whittlesea are generally faster, with less overlay and more straightforward applications.

Power abolishment in the north

Most of the northern suburbs sit in Jemena's distribution area, with AusNet picking up the north-east. Both run on their own timelines, and neither is quick. Lodging in week one of the project rather than week five is the difference between a rebuild that starts on schedule and one that does not.

Access, laneways and street trees

Inner-north blocks are narrow and the machine has to fit. We work from the laneway where there is one, use compact tracked plant where there is not, and hand-strip the perimeter before the machine touches anything.

Street trees are taken seriously in Darebin and Merri-bek in particular — a protection plan and asset protection permit are standard, and damaging a nature strip tree is an expensive lesson. We fence and plate as required and photograph the condition of the crossover, kerb and footpath before we start.
